Are you licensed?
Work only with licensed builders to protect yourself and your property. Make sure they are licenced through the state building commission. Also check that their team are fully licensed and highly experienced.
Are you fully insured?
A renovation has many risks as it has benefits, so make sure you are protected. Check that the insurance plan covers your financial loss. Workers’ compensation and general or public liability insurance protect you against workplace accidents.
Have you built something similar to my plans?
It’s important to know the specific type of experience a builder has and if it is relevant to your plans. Previously completed builds should give you an idea of a builder’s experience with certain builds, finishes, materials, style and design. You can also speak to previous clients to know how the process went along.
What is included in your quote?
Be sure you go over every detail of your builder’s quote before you sign a legally binding agreement. Detailed contracts often include clauses that allow for extra costs that can potentially run into extra costs on your end as the homeowner.
What is your timeframe?
From weather to availability of suppliers, the schedule of a build can change for a variety of reasons. However, your builder should still be able to give you an idea of when a project will start and end. Be sure to ask them if they are also working on other projects and how it will impact their work on your property.
